Women Home-Buyers: A Buying Force to Be Reckoned With | Raveis Blog

Today, women play an increasingly greater role in the new home-buying decision process, research confirms.

The woman’s role in influencing the home purchase, and the kind of home that’s chosen, is shaping new home construction trends in a variety of ways.

Here are a few examples of “women-centric” home design:

Kitchens: Kitchens still need to be large and well-outfitted, but multi-tasking moms dislike being closed off from the rest of the family while they’re making dinner.  The kitchen should ideally be able to accommodate the kids when they do their homework (islands can fill this need quite well).   A computer and a television in the kitchen may also be appealing.  Think of the kitchen as the new entertainment/tech hub.

Baths: Whether it’s a scaled down condominium or a luxury home, women love a spa-like bathroom they can “escape” to. A bathroom for each bedroom is preferable.

Multi-purpose space: Women especially like flex space to pursue hobbies or interests.  It could be a simple exercise or yoga room, a craft and gift wrapping room or an office.  Importantly, this bonus space should have a door that can be shut on untidy messes.

Storage: Extra storage space is always appreciated.  This includes larger closets in the bedrooms, smart closet organization systems that maximize every inch of space and generously-sized kitchen pantries.

Laundry: A dedicated main floor laundry area is desirable.

Other attractive lifestyle amenities include lots of natural light, nine-foot ceilings, rear foyers, screened porches, a maintenance-free exterior and the ability to walk to shops and transportation hubs.

Women’s influence in shaping new home design is not limited to families with children.  According to a 2007 report

by the National Association of Realtors, unmarried women represent 22% of U.S. homebuyers, up from 14% in 1995. The surge in single women buyers is due, in part, to a greater number of women who have chosen to delay marriage to focus on career.  Others are divorcees and/or single parents with specific needs such as more storage, more efficient floor plans, low-maintenance landscaping and exteriors, security features and thoughtfully-designed lighting, indoors and out.

The most successful home builders today will be those who listen carefully to women’s preferences and respond to their needs with thoughtful design and innovative features.
