How did you win this attractive listing?
I was invited to a Focus Group by the developer, Dan Gainsboro from NOW Communities. He included us because in 2002 we had marketed the original development in Devens, MA called “The Estates at Harvard Hills.” After that I kept in constant touch with him and was one of four teams invited for interviews for Emerson Green. Two weeks later they had selected two for the final interview. We met with their National Marketing Consultant, Monica Johnson, the architect’s representatives from Union Studio and all of the partners. We were informed a week later that they selected us because of our area knowledge and the fact that we provided our own Social Media Consultant, Deb Laflamme of For the Love of Your Biz.
What do you want other real estate agents to know about it?
This is an exciting multi-phase development offering not only “green built” sustainable homes, but a diverse community. It is a walkable neighborhood and there is no use of fossil fuel. It’s minutes to the Commuter T stop, restaurants and recreation. Red Tail Golf Course and Mirror Lake are just two of the great features around the community at Emerson Green. They have access to hundreds of bike and walking trails, 2100 acres of preserved land and the Oxbow Wildlife Sanctuary.
How many homes are sold so far?
Phase 1 has seventeen homes and we only have two available! We will be launching Phase 2 offering thirty-one homes in the next two weeks.
Are they going for asking price?
Yes, and we have already had a price increase.
Do you see this kind of community being developed in other areas?
Our developer did a similar one in West Concord a few years ago called River Walk. I think the trend for many developers now is to create a home the consumer can live comfortably in while offering options to commute into a city.
How do you think having a sustainable neighborhood near Boston will make an impact? Will residents be encouraged to start “saving the planet”?
That has been one of the driving factors for many of our current residents. They want a manageable sized home, safe sidewalk and friendly neighbors. But environment is important to them, that they enjoy nature and leave it better than they found it. My buyers love that their new home will use 50% of the energy needed for the same home elsewhere. I think they all feel proud of living at Emerson Green and they are very positive and excited about the outcome.
On Saturday, July 30th, Emerson Green and This Old House along with the Knox Real Estate Team at William Raveis are hosting a Block Party. From 11 am – 6 pm on Chance Street at Grant Road in Devens, MA.
